THE VILLAGE

 

❓Why are there only around 30 Tiny Houses?

ARTS Eco Village™ is intentionally designed as a boutique development rather than a large holiday resort. With approximately 30 carefully positioned Tiny Houses, we aim to preserve space, privacy, tranquillity and a close connection with nature. We believe that, in this case, less truly is more.

❓Will there be a restaurant?

Not a full-scale restaurant.

Instead, we envision a welcoming reception area with a small café-style corner where guests and owners can enjoy coffee, breakfast, light refreshments and selected local products. A small convenience shop offering everyday essentials is also being considered. For a wider choice of restaurants, cafés and bars, excellent facilities are available just a short distance from the village.

What facilities will be available?

Although ARTS Eco Village™ is intentionally kept small, we aim to provide a carefully selected range of practical and enjoyable facilities, including:

  • Reception and guest services

  • Bicycle and e-bike rental

  • A small convenience shop for daily essentials

  • Rental management support for owners

  • Swimming pool

  • Landscaped communal areas

  • Carefully selected eco activities

❓What eco activities are planned?

ARTS Eco Village™ is about much more than Tiny Houses.

We are exploring a variety of small-scale eco activities designed to connect guests and owners with nature, health and the local environment. Ideas currently under consideration include wellness and mindfulness activities, outdoor fitness, walking and cycling experiences, educational workshops, nature-focused events and other sustainable lifestyle initiatives.

The exact programme will evolve as the project develops and in close consultation with local partners and the municipality.

 ❓ Will there be a swimming pool?

Yes.

A swimming pool forms an important part of the overall village concept and is intended to provide a relaxing place where owners and guests can enjoy the Mediterranean climate throughout much of the year.

❓How much privacy will owners have?

Privacy is one of the core principles of ARTS Eco Village™.

The layout of the village is being designed to provide each Tiny House with as much private outdoor space and tranquillity as reasonably possible, while still creating a welcoming sense of community. Our ambition is to achieve the ideal balance between privacy, comfort and neighbourly interaction.

 

OWNERSHIP & LEGAL

 

❓Can foreigners buy a Tiny House in Spain?

Yes.

Citizens from many countries can purchase tiny houses in Spain. The purchase process is well established and will be carried out in accordance with Spanish law. We will be pleased to guide international buyers through each step of the process.

Will I become the legal owner of my Tiny House?

Yes.

The exact legal structure will depend on the final development and licensing arrangements. Full details will be provided well before the official sales process begins, ensuring complete transparency for all buyers.

❓How is the purchase process organised?

Our aim is to make the process as straightforward and transparent as possible.

From Priority Registration through to the final Purchase Agreement, buyers will receive clear information at every stage, supported by experienced legal and professional advisers.

 ❓Why is an independent legal team involved?

The Founding Village Pioneer Programme is being developed in cooperation with an independent Spanish legal team, providing professional legal guidance and oversight throughout the Pioneer and reservation process.

Where applicable, Pioneer funds will be held in a dedicated client funds / escrow account and will only be released or used in accordance with clearly defined contractual conditions.

This structure is designed to provide transparency, accountability and confidence for all participating Pioneers.

❓ What is an escrow account?

An escrow account is a dedicated account in which funds are held separately from the project's operational funds and are subject to agreed conditions for their release or use.This provides confidence for both buyers and the project.

❓What happens if the project cannot proceed?

Although we are working carefully towards the successful development of ARTS Eco Village™, responsible project development also means preparing for every scenario.

Should the agreed project conditions not be fulfilled, any funds held in a notarial escrow arrangement will be dealt with in accordance with the agreed terms and applicable Spanish law.

❓Will I receive legal guidance during the purchase process?

Absolutely.

We encourage every buyer to obtain independent legal advice. In addition, ARTS Eco Village™ will work with a independent Spanish legal team who can explain the purchase process and assist buyers where appropriate.

❓Is this about selling or gathering data?

Neither. Our aim is to connect with people who genuinely share our interest in sustainable, rural living.
By registering your interest, you’re simply helping us understand the level of demand and shape the project accordingly.
No financial commitment or personal risk is involved.

RENTAL & INVESTMENT

 

❓Can I rent out my Tiny House?

Yes.

Owners will have the opportunity to combine personal use with holiday rentals, allowing them to enjoy their Tiny House while also generating rental income during periods when they are not using it themselves.

 ❓What rental income can I expect?

Rental income depends on several factors, including the season, occupancy levels, the type of Tiny House and overall market demand.

The Costa del Sol enjoys one of Europe's longest tourism seasons, with visitors throughout the year. Comparable boutique holiday accommodations often achieve attractive nightly rates, particularly during spring, summer and autumn.

As ARTS Eco Village™ develops, we will provide more detailed information regarding rental projections and management options.

❓Will there be a rental management service?

That is certainly our intention.

Many owners prefer a hassle-free experience. We therefore intend to offer or facilitate professional rental management, including guest communication, check-in, cleaning, maintenance and booking administration.

❓Can I use my Tiny House whenever I want?

Yes.

Your Tiny House is your property. You decide when you would like to enjoy it yourself and when you wish to make it available for holiday rentals, subject to the agreed management arrangements.

❓Who pays for electricity, water and other utility costs?

When your Tiny House is rented to guests, utility costs such as electricity and water are normally included in the rental price.

The exact financial arrangements will be communicated before the commercial launch, ensuring complete transparency for all owners.

❓Will ARTS Eco Village™ help attract guests?

Yes.

One of our ambitions is to actively promote ARTS Eco Village™ as a distinctive destination on the Costa del Sol through professional marketing, partnerships and online visibility.

By promoting the village as a whole, we aim to benefit all participating owners.

❓Is ARTS Eco Village™ primarily an investment or a lifestyle purchase?

We believe it is both.

Many owners will be attracted by the Mediterranean lifestyle, the unique Tiny House concept and the opportunity to enjoy their own place in southern Spain.

At the same time, holiday rentals may provide an attractive opportunity to generate income when the property is not being used personally. 

❓Is rental income guaranteed?

No.

As with any holiday accommodation, rental performance depends on factors such as market conditions, occupancy, pricing, seasonality and owner availability.

ARTS Eco Village™ does not guarantee rental income but aims to create the best possible conditions for successful holiday rentals through thoughtful design, an attractive location and professional marketing.

❓Can I sell my Tiny House in the future?

Yes.

Should you decide to sell your Tiny House at a later stage, you will be free to do so in accordance with the applicable legal structure and ownership arrangements.

The Priority Registration Programme has been created to offer prospective buyers a fair and transparent way to express their interest before the official public launch of ARTS Eco Village™.

With only around 30 Tiny Houses planned for the first village, we believe it is important to organise the allocation process in a professional and transparent manner.

 ❓Does The Founding Village Pioneer Programme guarantee that I can buy a Tiny House?

No.

Priority Registration does not constitute a purchase agreement and does not automatically guarantee ownership.

It does, however, secure your priority position in the allocation process, subject to the applicable terms and conditions.

❓Why is The Founding Village Pioneer Programme necessary?

Interest in ARTS Eco Village™ has grown steadily from several European countries.

Because only a limited number of Tiny Houses will be available, we believe it is fairer to establish a transparent registration process rather than simply allocating homes on a first-come, first-served basis after the official launch.

Will my registration fee be protected?

Yes.

Where applicable, any registration funds will be held in a secure notarial escrow arrangement and administered in accordance with the agreed terms and applicable Spanish law.

Can I withdraw from the programme?

The applicable conditions will be clearly explained before any agreement is signed.

WILD FIRE AWARENESS

Did you consider increased risk of wildfires?

At ARTS Eco Village™, wildfire awareness is therefore considered an important aspect of the planning process. Fire-aware by Design! Wildfire resilience is considered during the planning and design of ARTS Eco Village™. Final measures will be determined in consultation with architects, engineers and the relevant authorities.  

At ARTS Eco Village™, our commitment to permaculture, art, and sustainable living goes hand in hand with protecting our beautiful natural environment. Because the village is located within a forest fire zone under Andalusia's Plan INFOCA, we take wildfire prevention seriously.

In strict accordance with the regulations of the Junta de Andalucía and the Town Hall, we have implemented comprehensive safety measures to safeguard our community, our guests, and the surrounding ecosystem.

As required by the Wildfire Self-Protection Bylaw, Arts Eco Village operates under a registered Plan de Autoprotección. This plan maps our terrain, details our available emergency water resources, outlines clear evacuation protocols, and structures our communal fire response framework.

❓Will you actively protect your village?

At Arts Eco Village™ we will utilize a mixture of smart ecological design and strict municipal safety standards to keep our landscape resilient:

1. Fire-Resistant Landscaping (Permaculture Design)

  • Smart Species Selection: We prioritize planting fire-resistant native flora rather than highly flammable species like cypress or pine.

  • Strategic Break Zones: We maintain a 3-meter immediate clear zone directly around structures, free of low-hanging or dry vegetation.

  • 30-Meter Buffer Zones: We manage a wider 30-meter perimeter protection area to create horizontal and vertical space between tree crowns and ground brush, slowing potential fire spread.

2. Terrain & Structural Maintenance
